The construction permit for 5YN3RGY, the path to the future
The award of a construction permit for 5YN3RGY is a truly important milestone for the development of Düsseldorf’s Media Harbour. With a planned gross floor area of around 23,000 m², 5YN3RGY will not only be offering added space for many up-and-coming companies, but will also drive the transformation of the former port area into a modern services hub. The award of the construction permit means that the vision of establishing the Media Harbour as a vibrant epicentre for creativity, innovation and economic growth has now come an important step closer.
The formation of 5YN3RGY
The planning for 5YN3RGY started back in 2019, inspired by our experiences and revelations from hotspots in the US, Asia, as well as other neighbouring countries. During our travels we spoke to experts, trending scouts and researchers, who all agreed on this position: Germany needs a real breath of fresh air with future oriented architecture. It was quite clear that we needed to create a communicative office building to offer its users more than just the familiar environment at home or in their favourite café. Our goal has been to create a space that is not just functional, but one which also promotes social exchange and creativity.
A new approach to office architecture
5YN3RGY will be a place where people can come together, exchange ideas, and develop innovative solutions. The traditional office design is now long outdated, but we as humans are creatures of habit. However, with the changing needs of modern society including flexibility, stronger identification, a sustainable lifestyle, etc., a new working environment is also needed. Arjan Dingste, Partner and Senior Architect of UNStudio, summarises it as follows: “5YN3RGY enables UNStudio to work with the CODIC-Team to reinvent the traditional office typology: away from the cellular office, and towards a dynamic environment in Office Stages.“
Sustainability in a prime location
The five-level building will blend harmoniously into the surroundings between the Media Harbour and the Loretto Quarter and will generate more energy than it consumes from day one. By exploiting geothermal energy, photovoltaics, and an innovative ventilation system, the building will be run in a completely climate-neutral manner. State-of-the-art technology and sustainable materials ensure that 5YN3RGY is not just climate-neutral, but also durable and low-maintenance.
Modern fittings for an attractive working environment
Apart from the latest technology, 5YN3RGY will also offer multiple amenities. There will be hospitality and an event area on the ground floor. A spacious courtyard, a lily pond on the roof, terraced gardens and relaxing areas shall also enhance the working environment.
An innovative and attractive business location
With a total rental space of approximately 22,200 m², 5YN3RGY will provide an attractive location for companies looking to retain their employees and attract new team members in a highly competitive market. The Office Stages, which will serve as office spaces, will each have a size of approximately 4,250 m² and be able to accommodate up to 425 people without the need for fire safety breakers. There will also be an underground car park and numerous bicycle spaces.
Outlook
“The construction permit application for 5YN3RGY has been given the green light – we are ready to rumble as co-creators so that we can help new working environments to be created for visionaries,” says Tillmann Heuter, Development Coordinator.
The project is scheduled to be completed in 2028 and will take around 30 months to construct. It impressively displays how innovative construction and sustainable technologies can go hand in hand to create a future-oriented working environment.
