Ron C. Haßler, CEO, CODIC Development GmbH – We saw a unique development opportunity in the Rheinpark Monheim. Based on our master plan and with the trust of the previous owner, we worked closely with the city of Monheim to create the development plan for a modern district. An open, communicative campus for Goldbeck West GmbH is now being created on this site - a forward-looking project that will be occupied by Goldbeck employees in 18 months' time.

Co-creation as the key to success
No project is created in isolation, especially when there are different needs and perspectives. This is where we at CODIC rely on our role as co-creators: bringing together the right partners, thinking ahead and finding solutions that take everyone on board.
Putting stakeholders' interests first
Co-creation also means deviating from familiar processes. As project developers, we are used to understanding and testing different perspectives and finding the best way to achieve a result. In this project we faced challenges due to the different interests of the stakeholders. Using our co-creation methodology, we found a way to balance the needs of the seller of the site, the city and the future users. In this case, the close and trusting collaboration with the seller, who was also the former user of the site, was particularly important. We were able to discuss and agree our ideas for the future development of the site with the city prior to the purchase. Thanks to the constructive and solution-oriented cooperation with the city of Monheim, we have created a vision for the positive development of the Rheinpark, which will benefit both new and existing companies.
Demand-driven division of the site
Discussions with the city showed that, in addition to space for office and administration buildings, there was also demand for potential for low-emission businesses such as warehouse/logistics or handicrafts. The entire 22,000 m² site was therefore divided into two parts. On the one hand, a base was created for office buildings and effective urban architecture along the Rhine promenade; on the other hand, areas were identified at the rear of the site to meet the needs of local commercial enterprises and to be developed, for example, with combinations of warehouse and office buildings.
A concept for a sustainable business campus on the Rhine
Our urban planning goal was to develop modern and aesthetic buildings for future-oriented companies next to the Rhine. The first concept is now being realised for Goldbeck. It offers space with a direct view of the Rhine, high visibility in a corner location and individual branding options - features that make the location particularly attractive. In addition, the concept developed together with Goldbeck provides for an open design of the office space. Stages such as in the 5YN3RGY ensure maximum adaptability to the working world of the future.
